Overview

There is a lot of discussion within the BOS about allowing some tiny houses to get started Uptop. Here is an outline of some ideas.

As Uptop has developed with better basic amenities there is growing interest in stand-alone, sleeping structures to allow for more comfortable stays Uptop.  This DRAFT proposal is an attempt to capture thoughts and considerations for how to do this in our Uptop Community.

  • According to the by-laws, each shareholder gets 1 acre (to be changed) 

    • Proposal to identify up to 20, sites that can either be raffled-off or claimed by shareholders (first come first serve?) 

    • Thought is that while some may be closer to wanting to do this, others may still want to “hold” a site in their families name; thus perhaps a raffle or lottery to select sites

Proposed criteria

  • Any part of Uptop, except

    • Top elevations
      – Lots should be below nearest top elevation so that any roof line of any structure is below the top elevation= ~30-50 feet from highest elevation

    • Roadside set-backs?

    • Stream-side restrictions? 

Shareholder Site Development Restrictions 

  • No permanent living quarters 

    • Vacation/part time/seasonal only

    • BOS Approval required for any “permanent” situations 

  • Small structures- Tiny houses only

  • No semi-permanent trailers

  • Mobile trailers (Airstream) could be kept Uptop?

  • Structures should be well maintained and not present a nuisance 

  • Natural materials preferred 

  • No additional septic fields 

  • All structures require BOS approval 

  • Generators? Exterior light restrictions? Tent area set-backs?


Action Plan

Those that are interested in starting the planning for a tiny house will identify their desired location and and seek feedback from other shareholders and the BOS.

A map will be crated to allow marking of sites and be held at the Uptop Lodge. A flag will be planted on each site so folks can visit and assess when Uptop.

Shareholders need to comment on process and approve BOS to develop process for site selection.


BOS Approval Process

Complete plans for any tiny house needs to be submitted to the BOS for approval. Plan should include:

  • Diagram or complete description of structure

  • Timeframe for development

  • Proposed location
